For homeowners across Tennessee, the stability of their property’s foundation is paramount to its overall health and value. Issues such as uneven floors, sticking doors and windows, or even visible cracks can signal underlying foundation problems that require immediate attention. Similarly, water intrusion in basements or crawl spaces can lead to significant damage, including mold growth and structural weakening. When facing such critical concerns, finding a reliable and effective contractor is essential for ensuring the long-term integrity of your home. 58 Foundations & Waterproofing, based in Knoxville, TN, presents itself as a service provider for these very issues, aiming to offer solutions to Tennessee residents.

However, it is important for potential clients in the Tennessee community to approach any service provider with a full understanding of their reputation and past client experiences. While the necessity of foundation and waterproofing services is clear, the effectiveness and reliability of the company performing them are equally critical. When considering any work on your home’s foundational elements, thorough research and careful evaluation of feedback are always recommended to ensure that the chosen solution genuinely resolves the problem and provides lasting peace of mind.

Based on the provided customer reviews, there are significant features and highlights concerning the customer experience with 58 Foundations & Waterproofing that prospective clients in South Carolina should carefully consider.
- Reported Incomplete Work and Lack of Support: A customer stated paying $13,000 for an "incomplete job." They detailed that the work promised (two 20ft beams parallel to each other with jacks and concrete footer pads, along with insulation replacement) was not fully delivered, and the house's structural issues persisted. This suggests a potential gap between promised outcomes and delivered results.
- Discrepancy in Materials and Labor vs. Quoted Price: The customer calculated materials and temporary labor at approximately $1365, while the quoted and paid amount was $13,000. This stark difference raises questions about cost transparency and value for money.
- Damage Caused During Service: During insulation installation, it was reported that "the two employees pulled down nearly every wire under the house and some show signs of vermin chewing on the wires as well. Now I have to have that replaced." This indicates potential additional damage and costs incurred by the homeowner due to their work.
- Questionable Employee Conduct and Supervision: The review mentions "two temporary employees" sitting in the driveway "for a full 8 hours playing on their phones because they had no work to do," and the technician leaving them unattended. This raises concerns about project management, employee supervision, and efficient use of time.
- Unresolved Issues and Unfair Warranty Policy: Despite the warranty, the customer reported the house was "still not supported properly." The company's "warranty guy" allegedly "recognized the issues and apologized for the crappy work" but then quoted an additional $9,000 to "finish the work," implying the customer should pay twice for the same job. This highlights serious concerns about their warranty fulfillment and fairness.
- Lack of Post-Work Documentation: The customer questioned, "Why didn’t you show me photos of the work after it was done. Why didn’t you send another person out to inspect his work if you knew he was a problem." This suggests a lack of standard quality assurance and transparency after project completion.
- Impact on Other Properties/Structures: Another review stated that after 58 Foundations raised one corner of a church building, "we're having issues with water coming in the building. We have around $20,000 of damaged to the inside of the building. They offered to fix it if I would pay more money. We did not have a problem with water coming in before they done the job." This indicates potential new problems created by their work and an expectation for additional payment to rectify them.

For locals in Tennessee, particularly those in the Knoxville area, when considering 58 Foundations & Waterproofing for critical home services like foundation repair and waterproofing, it is crucial to approach with a high degree of caution and conduct extensive due diligence. While addressing structural and moisture issues is essential for any home, the provided customer reviews present significant concerns regarding the suitability of this particular company. These accounts describe experiences of incomplete work, substantial discrepancies between costs paid and services rendered, damage caused during the job, and an expectation for customers to pay additional money to rectify issues that seemingly arose from their initial work.

★ 5★ 4★ 3★ 2★ 1DO NOT USE THEM.I paid $13k for an incomplete job. Here’s the list of material and then I’ll explain what they did and didn’t do. That way you can decide if being ripped off by them is worth your while.Materials:(2) 4 in. x 6 in. x 12 ft. #2 Pressure-Treated Ground Contact Southern Pine Timber; $30.98/piece(30) R-13 Kraft Faced Fiberglass Insulation Roll 15 in. W x 32 ft. L; $25.37/roll(2) temporary employees; $/hr unknown but let’s be generous and say I was charged $20/hr for 20 hours bc they were here for 3 days.(5) Super S 15 in. Jack Post; $28.53/pieceTotal of: $1365 in material and labor. What they said they would do and what they didn’t put into the contract and what they said they would charge me to repair/finish their warranty all clash. My house has a 6 inch drop in a 5ft span towards the center of the house. It also bounces when walking. As you can imagine the doors and windows stick and there are structural issues surrounding this. Lots of drywall repairs before and after they came out. Not important but relevant. I was quoted two 20ft beams parallel to each other on either side of the main support beam under the house with jacks and concrete footer pads. We discussed adding a sump pump and drainage around a separate part of the house but the added cost made it prohibitive. Doesn’t affect the main structure so I opted out. I chose to have my insulation replaced instead as it was falling out. I removed the insulation, being mindful to not disrupt my electrical wiring and how it was mounted to the floor joist. I can’t afford an electrician to come out. I removed the entire hvac system myself to assist in the cost and getting it out of the way. The Tech came out with two temporary employees and left them there for a full 8 hours sitting in my driveway playing on their phones because they had no work to do. The tech showed up after dark, mid summer here, and said he was at another job and couldn’t be at my house and left with the two employees that had been at my house all day. He returned the next day with partial material and “completed” the repair/install of the beams and existing issue with the existing main center suppport beam. He left that afternoon for another job. The third day he left his two associates with the insulation and departed again. It took all day for those two to put it up. No big deal. They left all the old insulation in the driveway that I had to haul to the dump and remnants of the beams they cut. No big deal. I’ll do their job their too. During the install of the insulation the two employees pulled down nearly every wire under the house and some show signs of vermin chewing on the wires as well. Now I have to have that replaced. What I got for $13k was $1365 dollars in materials and labor and the house still wasn’t supported properly. A giant headache and Lots of excuses from the warranty guy about how the tech doesn’t work there anymore. He recognized the issues and apologized for the crappy work. He then handed me a quote of $9k to finish the work and I could finance it through them if I didn’t have the money. Why am I responsible for paying YOU twice to do what you should have done in the first place. Why didn’t you show me photos of the work after it was done. Why didn’t you send another person out to inspect his work if you knew he was a problem. Why am I responsible for your misgivings? I shouldn’t be and unfortunately I am now. So, if you read this far then thank you and be warned about this company.I’ll add photos of what they were supposed to fix and didn’t and what they did do and it’s not working.
Apr 19, 2025 · Chris SWe hired 58 foundations to raise one corner of our church building and now we're having issues with water coming in the building. We have around $20,000 of damaged to the inside of the building. They offered to fix it if I would pay more money. We did not have a problem with water coming in before they done the job. Now all the flooring and trim is destroyed.
Jul 01, 2025 · johnny CarnesEven 10 stars isn't enough for '58 Foundations & Waterproofing. To start off, Michael came out for the free estimate and was very relaxing to be around. Our tall crawl foundation was cracking, the cabin was missing a support column, and the crawlspace needed encapsulation due to very high moisture levels in the cabin and crawlspace. There was no high-pressure sales tactic, and Michael thoroughly explained the issues and showed us exactly how they'd be fixing them. Even though we needed time to consider the huge costs of our project, we knew before he even left that '58 Foundations was going to be the company we went with. After accepting the job a few days later, LeeAnn from '58 Foundations called to go over the contract, and she was so patient in fielding all of my questions and concerns. In fact, she was so nice that after completing the business part of the conversation, we ended up talking for at least another 30–45 minutes as though we were friends, and if you ever asked people that know me, they'd tell you that I really don't like to talk on the phone. At all.A few days before the job started, Shelton called to confirm the appointment and to let me know that someone would be coming out to assess the property for the crew's machinery. He was very professional to talk to and answered any last minute concerns.Once the actual job started, the two foremen on the job, Matt and Spencer, and the rest of the crew, Jordan, Johnathan, Kaylon, and Richard, were not only super professional but also very nice guys. Anytime I went out to just watch the process or had any questions to ask, they were all super friendly, patient, and explained everything until I understood it. And like my experience with LeeAnn, I just felt like I was hanging out with friends who were just really good at fixing foundations. Both days were very cold, and the light faded pretty quickly, but the crew worked until they couldn't see. In fact, I not only watched Spencer drill holes for the dehumidifier drain line in near darkness, but I also watched as Matt precariously maneuvered the excavator to finish out the grading around the property and finally Johnathan wrapped it all up by spreading the seed and hay with a headlamp on. Nobody got frustrated at any time no matter how late they were out there and they were all "yes sir, no sir" the entire time. For the encapsulation, although I didn't get a final shot of the results, the attention to detail by the guys installing that heavy plastic liner was crazy. The crawlspace is built into the side of a steep mountain and contains 3 different angled wood platforms that were dug into the earth, but these guys were on their bellies and backs for hours, making sure every seam and corner was properly secured. As you can see from the photo, they even walked on the liner without their boots on so that the liner stayed clean. Who raised these guys with such good manners? Seriously though, whoever runs this company and hires these guys really knows what they're doing. So this whole entire experience with '58 Foundations & Waterproofing from the literal start to finish was phenomenal, and even though it was very tough handing over that big check, it was worth every penny. If you ever need similar work done to your home, I highly, highly recommend using their services.Update **I had recommended 58 Foundations to a good friend who was having cracking issues with his interior floor that sits on a slab foundation as well as first floor ceiling cracks in the same area.We were both expecting the estimate for a similar foundation lift but he said Mike who is the sales manager told him no lift was needed and that he just needed a dehumidifier and some venting between the walls of the garage and the 1st floor.Just one more reason to choose 58 Foundations and Waterproofing. He could have easily told my friend he needed the full lift and dehumidification but went the honest route.
Feb 14, 2025 · G SquaredYesterday I had Zeke and Cooper from 58 Foundations in Knoxville come out to repair my front porch that was a 36 x 6 concrete slab that was sagging in the middle on the back side near the front door. It had dropped about four inches in the center back and lifted about an inch in the front corners causing cracks in the stone fascia. Using their new Poly-lift system, they took their time and raised the slab back to original position and closing the one inch front fascia cracks without damaging the slab which had been one of my major concerns. Results far exceeded mine and my wife’s expectations. When the crew was finished you couldn’t even tell they had been there except for the porch being fixed, they had cleaned up so well. Robert, who had given me my quote the day before followed up with a call after the work was done to make sure we were happy. I assured him we were. This was my second experience using 58 Foundations and both times , they gave me a great price, great results and when they were done the work area was spotless. Both times they were able to quickly get a team out to take care of my issue and didn’t try to upsell me on anything. I thought I might be having foundation issues because of the porch but after checking, they assured me my foundation seemed to be good and didn’t need any repairs. Highly recommend 58 Foundations and their teams for all your foundation or settling issues.
Jul 23, 2025 · Rick HensleyHad the pleasure of having Cam, Chad and Shawn working on my foundation. Those guys busted their backs getting everything done in 2 days in 97 degree Tennessee heat. They worked hard, were super professional, polite and cleaned up after their work. I was impressed with that team. Prior to the work being started, Brian came out to assess everything, came up with a game plan and followed through everything. Good work guys!
