I’d already installed a trench drain outside and was hoping for a permanent interior solution. What I got was a disorganized, mismanaged experience that remains unfinished four months later.The Basics:Initial appointment on 3/19/25 went well. I was quoted ~$18,000 for a sump system, battery backup, dehumidifier, and three window replacements.I signed the proposal and paid 50% down ($9,000) the next day.After payment, I was told the waterproofing wouldn’t start until 5/22, and the finish work (windows, walls, sump cabinet) wouldn’t happen until late June — far beyond the 6–8 weeks I was told before signing.Key Problems:1. Damaged My Existing DrainDuring waterproofing, they cut through my existing trench drain, routed their discharge line over it, and buried it without telling me. I only caught it because I snapped a photo.They’ve promised to fix it but have missed two appointments, and it’s still unresolved.2. No Windows OrderedOn 6/25, a worker arrived late with the wrong materials and told me he’d “measure the windows” — despite those being measured and quoted months earlier.Turns out, no one ever ordered the windows, and no one bothered to tell me. Their teams clearly don’t communicate with each other — or with the customer.3. Total Lack of CommunicationI had to initiate every follow-up. Messages went ignored for days or weeks.A manager finally admitted that both John’s and the window shop forgot to place the order. As of today, there’s still no confirmed install date.4. Still Unfinished (as of 7/28/25)My basement is torn apart, with a sump discharge pipe sticking 4” out from the wall.The dehumidifier I paid for is still in a box.There’s no cabinet around the sump or battery backup, which now sits exposed in my kids’ play area.And again — no windows.Final Word:This has been the worst contractor experience I’ve ever had. Disorganized crews, zero communication, and no accountability. I’m considering hiring someone else and withholding the remaining $9,000 just to finally get this finished.Avoid this company if you value your time, money, or sanity.Photos attached. Jul 28, 2025 · Michael BoehmI Contacted John's Waterproofing a few months ago when I found water in the crawl space. Jake came out and determined it was ground water seeping up atop the already existing vapor barrier. This may have been going on for a few years sporadically. Some dry years and some wet years. We came up with a plan to encapsulate the crawlspace, install a sump pump and put in a dehumidifier. I had a 1000 questions for Jake and he was more than happy to answer each one.In late April, the work was completed. Francisco and his crew were very pleasant, efficient and informative. They did a great job installing all the encapsulation components mentioned above. Also a big thanks to the electrical installation and foam application teams as well.A few weeks after the install, I noticed a minor install issue, I contacted John's Waterproofing. They sent out a tech right away and he fixed it. Not only that, he looked around for any other similar issues and did not find any. For me, this is great followup to an already job well done.I highly recommend John's Waterproofing. These guys are the real deal.

They offered a significantly better price for our project than the other 2 bids we received, went above and beyond what was required in the contract, and when an issue did arise, they made sure it was taken care of at significant expense to themselves with no question that they would make it right no matter what it took. They offer quality, value, and integrity, we have reached out since this project regarding additional work which ended up being outside of their scope but if the opportunity arises, we will absolutely use them again.

May 09, 2025 · Cathy ConantThe crew who took care of my crawl space did a great job. They had a few extra things they needed to do in order to reach the location for a drain. They had to remove a work bench and create a trench inside a closet. So there were a few challenges to my project, however, they stepped up, did what they needed to do to complete the project and cleaned up after themselves. It was a pleasant experience. I would recommend John's Waterproofing and encourage folks to get a few quotes if you need to. I was very satisfied with the work they have performed so far. There is one more part of this project to finish in a few days and I will expect the same type of service.
