The fluctuating water tables and clay-heavy soils common in many parts of Michigan make proper basement and foundation care an essential part of home maintenance, not a luxury. Choosing a specialist like B-Dry System of Central & West Michigan, Inc. is about selecting a contractor with a proven, patented system designed specifically to handle the pressures of wet soil and high groundwater.
What is worth choosing this company for your Michigan home?
First, the use of a patented, time-tested technology is a significant advantage. The B-Dry® System is designed to relieve hydrostatic pressure and provide a permanent barrier, a necessary measure in water-prone areas. Their focus on the interior drain tile method is particularly effective for managing the water that accumulates beneath your floor and at the wall-floor joint, which is a common point of failure for Michigan basements.
Second, the combined offering of waterproofing and foundation repair means you don’t have to hire multiple contractors for related issues. If water intrusion has already led to foundation cracking or bowing walls, B-Dry System can often provide a holistic solution, from injecting and sealing cracks to full wall stabilization. This integrated service simplifies the repair process and ensures both water management and structural concerns are addressed by one experienced team.
Finally, the longevity and scale of the B-Dry network suggest a degree of stability and expertise. Having been in business for decades and completing hundreds of thousands of installations nationwide, the company possesses a wealth of experience in diagnosing and solving complex water problems. While any "lifetime warranty" requires a thorough understanding of its terms and conditions (as customer reviews indicate that owner responsibility and specific exclusions are paramount to maintaining coverage), the very existence of a national, long-standing warranty program speaks to the company's commitment to standing behind its core product for the life of the structure. For Michigan homeowners looking to restore or maintain the value, health, and stability of their homes, B-Dry System of Central & West Michigan offers a highly specialized, all-encompassing contracting service focused on keeping basements dry for good.

★ 5★ 4★ 3★ 2★ 1Beware, their lifetime warranty is a lie and they do not educate you how to to care for and manage their system. We are incredibly frustrated with b-dry and their apparent lifetime warranty. Communication with the company has been terrible. My husband purchased our home about 11 years ago. 3 years into his ownership his basement flooded despite having this b-dry system installed. B-dry came out and had to destroy the bottom half of the entire basement walls to replace the system as it had clearly failed. At the time they told him it was due to ants, and he needed to treat for them. Now, you don't know my husband, but he is the kind of guy that if someone tells him to do anything to protect his home, he is all over it. Had they at that time told him that the trees in his yard may have been an issue at all, he would have had a tree company here the next day. But there was no mention. Now fast forward 8 years and our system has failed again. Only now we can actually see the tree roots in the system. We have had several other companies come out and EVERY SINGLE ONE has said it is a FAILED SYSTEM AND BDRY SHOULD REPLACE IT AND PAY TOWARDS REPAIRING THE DAMAGE TO OUR FOUNDATION. The whole point of this system is to keep the basement dry and water away from the foundation to prevent issues. It has failed on both fronts. If you ask me, the company management is terrible. They came out said they would repair the system but that the foundation issues aren't their fault and are trying to sell us an additional product to repair our foundation. Seems a bit like a scam, doesn't it? On top of that, the communication has been WRETCHED. It took them weeks to MAIL us an estimate for the foundation repair. No mention of when they could repair the system. We finally contacted them about repairing the system. They again have tried to sell us an additional product that every other company out there says they should do for free. (These other companies have even offered to write in their reports that they believe b-dry should cover the foundation repair.) They have now also informed us it would not be a free repair of the FAILED system. We would have to pay for it. So again, I mention, their lifetime warranty is crap. Make your own decision, but I prefer to work with companies that stand behind their products, not just work to sell you more products to fix their product short falls.
Jul 16, 2025 · Jessica GregoryI purchased a home in 2009 which had a complete perimeter system installed by B-Dry in 1995. The system has worked perfectly for 15 years with no maintenance, and now that the house is going to a new owner, the lifetime warranty will transfer to them. Quality product, wonderful customer service!

Aug 04, 2025 · sandra houseI had a B-Dry System put in over 15 years ago when I had a terrible problem with my older home, taking-on water in the basement. I worked wonders! I have had them out twice since then when I had water in the basement. The first time, they investigated and found there was a problem with the floor drain and once that was cleared, all was well again until just recently. We have had so much rain! When the basement was again filling with water, a landscaper came out and said I needed to build-up the ground around the front of the house so the water would drain away - for $8,000! Thinking perhaps the B-Dry System failed, I called them to come out. Stacy investigated, noting that the walls and floor around the front on the house were dry. He then saw that the water was coming from the furnace. He opened a water reservoir, used a snake and cleared the goose neck. The motor kicked on, water drained and stopped leaking. WOW! Not only did he save me $8,000 that would not have solved the problem, but he found the problem and fixed it - even though it was not a B-Dry problem! I cannot thank them enough. Their system solved my leaky basement problem and they responded quickly to stand by their work and solve any issues. What a great company! Thank you Stacy!!!!
Aug 24, 2023 · Ellen QuartB Dry waterproofed our basement months ago. They finished the work and left before anything was approved by the city. Now our plumbing permit isn't approved until they submit photos of their work. I have been calling them for a month asking about this and they are just not doing it. No one calls me to update me, I have to call and bug them every week or so. Feels like the employees might care about this situation (and their customers) but the boss definitely does not. There are quite a few basement waterproofing companies in the area, chose a different one!
