Lunny Building Diagnostics, Stucco Inspection Experts, focuses specifically on the diagnostic, consulting, and oversight phases of exterior building systems. Their services are designed to protect clients from the financial and structural risks associated with improper exterior cladding installation and water management failures. They do not perform remediation or general contracting work; they provide the impartial expert analysis required before a single repair begins.
Key services provided by this expert Building Consultant and Forensic Consultant include:
- Comprehensive Stucco Inspections: Full and detailed evaluations to assess the performance of stucco and other exterior systems, going far beyond limited "vulnerable area" testing.
- Forensic Exterior Evaluations: Utilizing specialized, invasive testing methods to accurately determine the source, path, and extent of moisture penetration and underlying structural damage.
- Thermal Imaging and Diagnostic Tools: Employing advanced Thermal Imaging technology to non-invasively detect hidden moisture behind cladding systems, directing invasive testing for pinpoint accuracy.
- Third-Party Oversight for Remediation: Providing crucial independent oversight of repair or installation projects. This service ensures that contractors adhere to proper bid specifications and industry best practices, protecting the homeowner's significant investment in remediation.
- New Construction Inspections: Performing inspections on newly built homes to catch water management and cladding installation deficiencies before they become catastrophic problems.
- Pre-Listing Inspection Services: Offering detailed Pre-listing inspections and comprehensive reports that sellers can use proactively to address issues and enhance buyer confidence, often saving significant time and money during a sale.

Features / Highlights
What distinguishes Lunny Building Diagnostics in the Pennsylvania building and real estate landscape is their deep specialization and their role as an independent advocate for the property owner. Their reputation is built on thoroughness, accuracy, and providing actionable information.
- Unrivaled Stucco Expertise: Rob Lunny is widely regarded as a sought-after stucco inspector and expert on Water Management and the performance of exterior cladding systems, specifically in the PA market.
- Impartial Diagnostic Service: As a dedicated Building Consultant, the firm provides diagnostic services only. They do not bid on or perform the construction/repair work, eliminating any conflict of interest and ensuring their inspection is purely factual and unbiased.
- Comprehensive Full Stucco Inspections: Unlike less thorough inspectors, they insist on a comprehensive, full-system evaluation, recognizing that partial tests often miss critical areas of damage, leading to incomplete remediation plans and future costs.
- Significant Cost Savings for Clients: Clients consistently report that the precise, targeted nature of their inspections allows them to remediate only the specific areas of concern, saving substantial time and money compared to a full, unnecessary exterior overhaul.
- Industry and Client Education: The firm holds regular training seminars and Realtor CE Courses, actively contributing to better practices within the local real estate and construction professional communities.
- Real Estate Transaction Assurance: Providing a comprehensive final report and Letter of Completion after remediation oversight, which serves as a powerful, non-biased document to help property owners sell their stucco homes with greater confidence.

Choosing Lunny Building Diagnostics is not just hiring a Home Inspector; it is securing a specialized expert who understands the complexities of building envelopes and the specific challenges faced by property owners in Pennsylvania. In a region where stucco failure is a pervasive and costly problem, the value of independent, forensic-level analysis cannot be overstated.
Customers repeatedly highlight the key difference: the ability to move forward with a targeted, successful remediation plan instead of guessing at the problem. - Thermal Imaging
Thermal Imaging, or Infrared Thermography, is a useful tool for diagnosing issues in specific situations. By using an infrared camera, we’re able to study and map the temperature gradients of a home’s exterior. If moisture is present, it will show prominently on a thermographic evaluation. Thermal Imaging is especially effective in homes with EIFS cladding. A thermographic evaluation won’t reveal everything there is to know about the issue. But, it does help us narrow down the deficient area and the scale of the problem. In most cases, we will not use Thermal Imaging as our only tool. This can also be helpful in interior areas like crawl spaces, basements, and attics. Doing so could locate missing or damaged insulation and determining moisture in the foundation of the structure.
- Third Party Oversight
Independent third-party inspections are in the best interest of ALL parties involved, including homeowners, building owners, general contractors, sub-contractors, code officials, and even applicators. The purpose of a home inspection is to assure that the exterior cladding system is installed in compliance with manufacturers’ recommended details and specifications. Additionally, it is imperative that all of the components of the structure that interface with the system be properly designed and installed to prevent moisture intrusion and the potential resulting damage.Third-Party inspections are also required by international and local code in some circumstances as well as by many municipalities throughout the United States, through local ordinances and/or building codes. Additionally, many building owners engage our third-party inspection services for their own “peace of mind”.

★ 5★ 4★ 3★ 2★ 1I recently hired Rob to perform a complete exterior inspection of my stucco and stone. He was able to pinpoint specific areas that required remediation in lieu of a complete remediation of all stucco and stone which saved me time and money. He recommended a few contractors and I ended up using one (Stucco Today) which turned out to be the best decision. Rob provided 3rd party oversight of the entire remediation process and provided a comprehensive report and letter of completion at the end which will definitely help me sell my home. Be proactive and hire Rob prior to listing your home as it will save you lots of $$$.
Feb 25, 2020 · Vince RossomandoRob is amazing to work with! We are in the process of purchasing a stucco home and made the poor decision to initially use a different stucco inspector who only performed a partial “vulnerable area” test. We had trouble getting accurate estimates for the repairs based on that limited report. I contacted Rob for a second opinion and he explained that he only does comprehensive full stucco inspections because a total system evaluation is needed with stucco homes. He is currently in the process of helping us obtain and review estimates for the required repair/remediation needed. I would highly recommend Rob to anyone purchasing or who already owns a stucco home. He is very knowledgeable and easy to work with!
Feb 13, 2020 · NicoleRob Lunny is a very respected inspector and a very personable professional. He inspected my parents town home in Ambler PA two years ago and helped us understand the stucco issues during the sale of their town home. We appreciated his expertise and decided to ask him to inspect our home last week. He was on time and after the inspection, he sat down and discussed it with us. We highly recommend Rob Lunny.
Mar 17, 2019 · Fishing Party!Rob Lunny provided a superb stucco inspection for my home at an affordable price. Rob was efficient in his inspection, prompt to answer questions, and easily accessible throughout the inspection process. His personable and knowledgable style greatly eased my anxiety and he helped me to fully understand stucco water management issues. His inspection report was executed in a professional manner that assisted the stucco restoration company that eventually addressed my home's stucco repair issues. I recommend, without hesitation, Lunny Building Diagnostics.
Feb 14, 2017 · Rick BWe needed to know exactly what the condition of our stucco home was before putting it on the market, scary stuff what is going on with builders that did not install stucco correctly. We were referred to Lunny Building Diagnostics by a realtor we were interviewing and after reading the reviews we contacted them to setup an inspection. The inspection took the whole afternoon, Rob was amazingly detailed and informative during the whole frightening process. We were blessed that our home, which was built in 1985, had been done correctly, Rob did identify a few areas that could be addressed/updated to ensure no issues for the future owners and peace of mind for us. It's one thing to pay for an inspection and get a report, but entirely more educational to be "Schooled" on the how and whys. Rob is a seasoned professional who brings years of real world experience and knowledge to the job.
