Indiana Foundation Service Introduce
The Hoosier State is a wonderful place to call home, but the local weather patterns—from heavy spring rains to freeze-thaw cycles—can sometimes be tough on a home's foundation, basement, and concrete structures. When you notice signs like a damp basement, cracks in your foundation, or sinking concrete slabs, it is critical to call on a specialist to protect your investment. This is where a dedicated and highly focused general contractor like Indiana Foundation Service comes into play. They are a local contractor whose core business is centered around these exact structural and water-related issues that are so common in Central and Southern Indiana homes.
Since 1993, Indiana Foundation Service, which is part of the Groundworks company network, has provided specialized repair solutions, cementing their reputation as a premier choice for homeowners facing foundation, basement, crawl space, and concrete concerns. Their long history of focusing on these specific problem areas means they bring a wealth of local experience and specialized knowledge to every job. Rather than being a general contractor for all home repairs, their expertise is narrowed to ensure the structural integrity and dryness of the lower levels of a home.
For many in Indiana, a home's foundation is its most important structural component. Problems here can manifest as sticking doors or windows, bowing basement walls, or uneven floors. Ignoring these issues can lead to significant and costly damage over time. Similarly, the humid continental climate in areas like Indianapolis and Bloomington means that basements and crawl spaces are highly susceptible to water damage, mold, and humidity, which can affect the health of the home and its occupants. Indiana Foundation Service focuses on providing permanent, tested solutions to these long-term structural and water intrusion problems.
The company’s dedication to structural and water damage issues allows them to offer tailored, award-winning solutions backed by national warranties, providing Indiana homeowners with peace of mind. Their approach is rooted in providing high-quality repair solutions and personalized service, recognizing that each home and its unique problems require a specific, expert-driven strategy.
Location and Accessibility
The main operational hub for Indiana Foundation Service is strategically located to serve a wide range of homeowners across Central and Southern Indiana. Their central address in Whiteland allows them to efficiently dispatch teams to different areas across the state. They have also established additional branch locations in other key areas, which helps to streamline logistics and service delivery across their expansive service area.
The primary location is:
624 N Front St, Whiteland, IN 46184, USA
From this central location and their other branches in cities like Kokomo and Lafayette, Indiana Foundation Service proudly serves a broad territory, including the greater Indianapolis area and regions throughout Central and Southern Indiana. Key metro areas they serve include, but are not limited to, Indianapolis, Bloomington, Lafayette, Muncie, Fort Wayne, Terre Haute, and surrounding communities. Homeowners in counties across a significant portion of the state rely on them for their foundation and water-related issues.
In terms of physical access to their corporate office, accessibility for all customers is an important consideration. The location in Whiteland is reported to offer specific provisions for ease of access, including a wheelchair accessible entrance and a wheelchair accessible parking lot. This attention to detail ensures that the company is accessible to all clients who may need to visit their physical location for consultations or business matters.
Services Offered
As a specialized contractor, Indiana Foundation Service focuses on a core set of services designed to protect and restore the structural integrity and health of residential and commercial properties from the ground up. Their services address the most pressing issues caused by Indiana’s climate and soil conditions, providing both immediate fixes and long-term protection.
The specialized services they provide include:
- Foundation Repair: Addressing structural damage such as settling, sinking, bowing walls, and severe cracking. They employ solutions like pier systems, wall anchors, wall beams, and carbon fiber straps to stabilize and restore a home's foundation.
- Basement Waterproofing: Solutions to prevent water intrusion, leaking, and flooding in basements. This often involves the installation of interior drainage systems, high-quality sump pumps, and interior wall vapor barriers to keep the space dry and mitigate the risk of mold and moisture damage.
- Crawl Space Repair and Encapsulation: Treating damp, dirty, or moldy crawl spaces. Services include sealing the area with vapor barriers, installing drainage and dehumidifiers, and using structural supports to stabilize sagging floors above the crawl space.
- Concrete Lifting and Leveling: Using innovative techniques like PolyRenewal™ polyurethane injections to lift and restore sunken or uneven concrete slabs around the property, such as driveways, sidewalks, garage floors, and patios. This process is a modern alternative to traditional mudjacking and offers a long-lasting, eco-friendly solution.
- Water Damage Restoration Service: As their core services directly address water intrusion, they are classified as offering solutions that lead to water damage restoration by permanently stopping the source of water issues in foundations and basements.
- Onsite Services: All repair, waterproofing, and structural work is performed directly on the customer's property, ensuring hands-on, customized solutions.

What is Worth Choosing
Choosing a contractor for major structural work on your home is a significant decision. For many Indiana homeowners, what makes Indiana Foundation Service worth considering is their dedicated specialization. When you choose a specialist, you are tapping into decades of honed expertise and solutions specifically engineered for foundation stability and moisture control. Their core business isn't spread thin across various unrelated construction tasks; it's deeply focused on the very structural integrity and dry-home solutions that Indiana’s unique environmental factors demand. This deep specialization in foundation repair, basement waterproofing, crawl space encapsulation, and concrete lifting means they understand the problems down to the root cause.
Furthermore, their longevity in the market, having operated since 1993, speaks to a history of work, and being part of a larger national network like Groundworks allows them to provide industry-leading products and nationally backed warranties that smaller, independent contractors may not be able to offer. This combination of local experience and national backing provides a robust promise of quality and permanence for their repairs.
However, it is also important for local customers to know that, like any major contractor, experiences can vary. While many customers praise individual crews for their professional conduct, diligence, and excellent work—especially in challenging circumstances like extreme heat—other reported experiences highlight issues with communication and project follow-up, particularly concerning property damage and post-payment assurances. One customer reported that a crew working in 107-degree temperatures demonstrated exceptional communication and diligence, going above and beyond to complete a waterproofing job early and professionally. In contrast, other testimonials indicated frustrating follow-up experiences regarding the repair of property damage caused during a job, or confusion over payment status upon installation, causing unneeded stress. These varied accounts underscore the importance of clear, detailed communication, both when receiving the initial estimate and throughout the project's execution and follow-up phase. For prospective clients, asking detailed questions about the complete process, payment confirmation procedures, and post-installation service is a prudent step.
Ultimately, what is worth choosing is a service provider whose core competency aligns perfectly with your specific need. If your home has complex or serious foundation, basement, or crawl space moisture problems, the specialized focus, long-term experience, and comprehensive solutions offered by Indiana Foundation Service make them a compelling choice to stabilize and protect your most valuable asset. Their ability to deliver a dry, structurally sound home is the essential promise of their business.

★ 5★ 4★ 3★ 2★ 1I will never work with this company again, and can't recommend you use them instead of shopping around.Seven weeks have gone by since the work was done, and even after sending a superintendent to my house to look at the work, and that superintendent sending out a technician to fix the dents he caused, the technician came out and refused to fix it. A huge waste of time for everyone involved, and a huge waste of money for me. Having them stabilize my driveway was a waste of thousands of dollars. Don't let them do the same to you. They sent out the same technician who is saying he won't fill in any of the dents and knicks that popped up while he was stabilizing the driveway, despite me asking to send out ANYONE ELSE due to our bad experiences with him.I financed the work ahead of time through Indiana Foundation Service's no interest offer, but the installer told my wife that he wasn't leaving until he got paid, which caused her to panic and frustration on both sides. It was resolved, but was absolutely unneeded stress when she wasn't sure how to handle it. I was under the impression that the installer would have known the work was already paid for instead of harassing my wife, or at least check before putting his foot down about it.A better company could have done this for less, with less hassle before and after.
Sep 27, 2025 · Matt KnoxThe crew of Ad, Av, and Alexis were nothing short of incredible! The were absolute beasts, working in 107° temps waterproofing my basement. They communicated everything they were doing throughout the two day job, were incredibly polite and professional, and stayed over by hours to finish the job early. The work is incredible and I'm so thankful to have a dry basement for the first time in months!
Jul 25, 2025 · Nicholas DilleyGiving 5 stars to Bryant & his TEAM. Him checking the work done, going over the plan, making changes, and ensuring we get priced for work done and done right, is the main reason the wife and I have been satisfied with the company as a whole. He is typically quick communicating and explaining what you are getting done. First spoke with Katie, she was eager to help, communicated well with my wife, and though there were a few things messed up, or mistakes that happened, she was quick to respond and do what she could to make it better for us. She did her best to let us know she was there to take care of everything and for us not to worry or stress about the work being done or cost. They do have financial assistance programs once you get approved for them. They are all willing to work with you so that was nice. The 3 man crew that done the actual work was lead by Jaylin their Foreman, he also did a good job and when a obstacle came up, he was able to get around it and get the job done still. They installed drainage matting, sump pump that leads outside, and new subflooring. Was wanting to encapsulate but due to the type of foundation and the space in the crawlspace, it was not possible. Doing this cost roughly $9k and paid with monthly payments. They try to put your mind at ease after all of it as well, saying they are available to come back if anything happens to need fixed or maintained in a way. Just read your contract and ask a bunch of questions so that you make sure you understand all the words, and they will take good care of you. Maybe get Bryant to overlook the work though too wont hurt haha.
Mar 21, 2025 · Stealth HackerDB2Indiana Foundation Services repaired my floor in two short days! The workers were kind and very hardworking. They did a fantastic job and removed the lower part of my floor. It’s now all even!
Jun 01, 2025 · Emily DunnI had some issues with my crawlspace. IFS took care of all my concerns and made sure everything was how it is supposed to be. Cody Fargo, Logan Carrender , and Brian Person all did an outstanding job getting the project completed correctly, and left the area very clean daily over the course of the week the work was going on and through completion. Now my floors are rock solid and moisture will be under control in my crawl space.
