Indiana Foundation Service Introduce
For homeowners across Indiana, the structural health of your property is a top priority, and that starts with a solid foundation. Given the area's challenging clay soil, temperature fluctuations, and variable rainfall, homes in Central Indiana—including Kokomo, Indianapolis, Bloomington, and Lafayette—are often vulnerable to a range of foundation, basement, and crawl space issues. Finding a reliable, specialized general contractor to address these critical concerns is essential for long-term peace of mind and protecting your most valuable investment.
Indiana Foundation Service, a Groundworks Company, has established itself as a leading contractor in this vital field. Since 1993, they have focused their expertise on the specific needs of Indiana homes, offering not just general contracting services but highly specialized solutions in foundation repair, basement waterproofing, crawl space repair, and concrete leveling. This specialization ensures that they don't just patch problems, but provide engineered, long-lasting solutions designed to withstand Indiana's unique environmental pressures. Their commitment to quality is reflected in an A+ rating from the Better Business Bureau and a long history of serving the local community.
While Indiana Foundation Service proudly serves homeowners across Central and Southern Indiana, their local presence ensures they are a readily accessible resource for residents in the Kokomo area and beyond. Having a local hub of operations means their certified field inspectors and professional crews can respond quickly to your structural and water management needs. The dedicated Kokomo office is located at:

Indiana Foundation Service operates as a specialized contractor focusing on the most critical parts of your home's structural integrity. Their core services move beyond standard general contracting work to address the root causes of damage often seen in Indiana properties. The four main categories of expertise they offer are:
- Foundation Repair: Addressing all signs of structural failure, including cracks, bowing walls, uneven floors, and sticking windows or doors. Solutions include state-of-the-art methods like SettleStop Pier Systems (helical and push piers) to stabilize sinking foundations, and wall stabilization techniques such as IntelliBrace™ wall braces and SettleStop Wall Anchors for bowed or cracked basement walls. These methods are designed to restore your home’s structural integrity and potentially return it to its original position.
- Basement Waterproofing: Comprehensive internal solutions to combat moisture and hydrostatic pressure, which are major threats to basements in Indiana's climate. Services include advanced systems like BasementGutter™ interior drainage, superior AquaStop™ sump pumps for effective water removal, basement wall vapor barriers to control moisture and humidity, and high-capacity dehumidifiers. These measures work in tandem to intercept leaking water, manage groundwater seepage, and maintain healthy humidity levels (ideally between 40% and 50%) to prevent mold and mildew.
- Crawl Space Repair and Encapsulation: Since a compromised crawl space can severely impact your home's structure and indoor air quality, the service offers complete repair and encapsulation solutions. This includes installing vapor barriers, drainage systems, sump pumps, thermal insulation, and crawl space supports (like SettleStop IntelliJack™ Crawl Space Support Posts) to stabilize the floor system above, eliminate moisture, and prevent the growth of mold.
- Concrete Lifting and Leveling: Also known as concrete contractor services, this involves lifting and leveling sunken concrete slabs around your property, such as driveways, sidewalks, patios, and pool decks. Indiana Foundation Service utilizes a non-invasive process called PolyRenewal™ polyurethane injections, which is a lightweight, durable, and eco-friendly method that stabilizes the soil beneath and cures in a short time.
- Water Damage Restoration Service (Prevention and Remediation): While they focus primarily on long-term prevention through waterproofing, their services directly address and mitigate the structural damage and related issues caused by water intrusion. By installing reliable drainage and pumping systems, they stop the flow of water that leads to foundation instability and subsequent water damage.
Choosing a contractor for critical home repairs involves trust and confidence in their methods and professionalism. Indiana Foundation Service highlights several features that set them apart for homeowners in the region:
- Specialized Focus: The company specializes exclusively in the areas of foundation, basement, crawl space, and concrete repair, providing an unparalleled depth of expertise in these specific fields compared to a general home contractor.
- Free Inspections and Personalized Quotes: They offer certified field inspectors who conduct comprehensive, no-obligation assessments, ensuring every solution is customized to the unique damage and soil conditions of your specific Indiana home.
- Engineered and Patented Solutions: The repairs utilize industry-leading, American-made products, such as the SettleStop Pier Systems and BasementGutter™ drainage, all built with engineered design and rigorous testing for lasting results.
- Nationally Backed Warranties: Their products and services are supported by nationally backed warranties, often the strongest in the industry, providing homeowners with significant long-term peace of mind and protection on their investment.
- Commitment to Customer Service: The company maintains a strong commitment to professionalism and a clear, honest approach. As noted in customer feedback, their teams often demonstrate a high level of professionalism, performing "Class A workmanship" and even taking care of the surrounding property, such as putting down "grass seed and straw" after an exterior job.
- Commitment to Improvement: While all contractors may face challenges on large projects, Indiana Foundation Service has demonstrated a commitment to resolving issues and maintaining its reputation. A customer update mentioned that a new General Manager was addressing prior administrative shortcomings, such as incomplete drain installations and electrical hookups, showing an active effort to "get their reputation back" and ensure a high standard of work is consistently met.
If you are an Indiana homeowner experiencing signs of foundation settlement, a wet basement, or sunken concrete, connecting with a specialist is the first and most important step.

In the realm of home repair, the term "general contractor" is often too broad for the highly specialized work required on foundations, basements, and crawl spaces. Indiana Foundation Service stands out because they have taken a general category—contracting—and refined it into a specialized, professional service focused exclusively on structural and water management issues. Their long history of operating in Indiana means they possess intimate knowledge of the local clay soil and climate challenges that routinely impact homes in Kokomo, Indianapolis, and surrounding communities.
Choosing a specialist like Indiana Foundation Service is a wise decision because they prioritize engineered, permanent solutions over temporary fixes. From foundation piers that bypass unstable soil to a comprehensive suite of basement waterproofing products like sump pumps and interior drainage, their goal is to provide a complete, robust defense for your home. The use of advanced materials, a focus on structural stability, and the assurance of nationally backed warranties all contribute to protecting your property's value and providing a safe, dry environment for your family. By selecting a highly focused and experienced contractor, you are investing in a higher standard of work that is tailored to the specific needs of an Indiana home, ensuring the integrity of your most significant asset for many years to come. May 21, 2025 · Charles WarmothRe: Indiana Foundation Services problems; Be aware that they did not finish the job at my house as they claimed. Because I cannot get into my crawl space, I wasn't able to check the work done last Sept. They were to pull old drains, retrench and completely place new drains (tiles), also add a couple jacks and 2 new sump pumps.Late this past winter, I noticed a light on in part of my crawl space through the floor where the furnace drain goes through (not seen from the crawl space door due to a foundation wall). When they came out I also mentioned that I heard one sump pump working but never heard the other one. After checking, he said there was water in the crawl space near my garage (this was the only place water had been seen PRIOR to the work being done). I kept waiting and calling and IN Foundation kept saying they were waiting on a report from this guy. They finally sent out someone else. He found that not only had about 43 feet of drains never been put in, but the second sump pump had never had electric hooked up. Later I found the electrician had only been told about one sump pump from IN Foundation. They are supposed to all come out this month to complete the $19k worth or work that was supposed to have been done and I have asked for them to include an engineer to be sure the work is done and completed correctly. There should have been someone who should have been checking the work done. I sent Groundworks a letter and never heard from them. Not feeling very confident about the work yet to be done and am questioning whether I even needed those jacks. Trust lost.UPDATE 8/19/25: They finished the job yesterday. I was told that they now have a new General Manager-I met him- seemed really up on what was going on. They are clearing out the bad apples who worked there and are trying to get their reputation back. The trench had been dug for that missing drain so they finished that and the electrician hooked up the second sump pump. They checked the pumps to be sure they both worked. Glad to have it actually completed!
Aug 19, 2025 · Nancy BreitenbeckJon arrived to give me an estimate on a sidewalk issue. He explained what needed to be done but that Indiana Foundation could not take care of the tree roots that are causing the issue. Even though I could not hire him, he was helpful and the nicest guy. I will definitely call them for future foundation issues!
May 13, 2025 · Jena AdriansonWe want to thank Justin Gardner. Our large back room had a huge crack in it and the floor was badly uneven. Justin inspected the problem inside and out, took a lot of time to explain it to us very clearly, and even showed us videos of how Indiana Foundation Service uses push piers to lift the foundation, and once it is in place, pulls the inside floor up to level. I can't say enough about Justin, who was the very definition of professionalism. He explained the problem and the process for fixing it so clearly that my wife and I both understood it. He gave us an incredibly fair estimate of the cost--to our relief--and scheduled an appointment. I can't begin to tell you how grateful we are to Justin. A total professional and a truly nice and decent man.
Jun 03, 2025 · Robert LambThank Jeff for the great job you did raising our porch, it had dropped about 3 or 3 and a half inches, looks great now. Also want to thank the crew that worked on our foundation where the basement wall had cracked and is bowing out. Those guys worked in the cold weather with snow on the ground to get the job done. I can not remember all the names but we want thank them for a great job, feel better knowing that is taken care of.Also thank the folks in the office that keep us informed.Thank everyone that was working to get this done.Ben and Jane Neeley
