Hay Runner Introduce
Finding a reliable and comprehensive partner for your home or property project in Maine can feel like a complex process. From the historic charm of Portland’s Old Port to the stunning coastlines of Southern Maine and the Midcoast, properties in our region often require specialized knowledge in both modern construction and working with older housing stock. Hay Runner, a general contractor, architecture, and real estate firm based in Portland, offers an integrated approach designed to simplify the entire lifecycle of property ownership for homeowners, buyers, and investors across the state.
Hay Runner describes itself as a company of problem solvers, dedicated to simplifying the processes of buying, designing, building, renovating, maintaining, and selling real estate. By integrating these traditionally separate services under one roof, the company aims to provide a unified flow from the initial concept through to completion, addressing projects of all scales—from extensive custom home building to focused small repairs.
The company’s model is inspired by the vertical integration approach of historical entrepreneur Cornelius Vanderbilt, which speaks to their mission of connecting and streamlining seemingly dependent services within the construction and real estate industries. This integrated approach, particularly valuable in Maine’s competitive market, is a key component of their service delivery for both residential and boutique commercial clients.
Hay Runner’s core focus as a general contractor involves managing all aspects of a building project, drawing on a team of experienced project managers, lead foremen, specialized finish carpenters, and general carpenters who work alongside highly-skilled subcontractors. This structure is intended to offer clients a full spectrum of construction services from start to finish, including the incorporation of modern, environmentally-friendly building methods like reclaimed lumber and energy-efficient systems.
The team’s expertise covers a wide architectural range, prepared to work on contemporary green homes, traditional designs, historic restorations, and cottages. They emphasize thoughtful planning and clear communication as cornerstones of their process, guiding clients through everything from initial permitting and planning to design and engineering, ensuring the client is a partner in the process every step of the way.
Hay Runner also offers a streamlined "small jobs" service to address the necessary home repairs, maintenance, and smaller renovation priorities that are often unique to Maine properties. This commitment to handling both large-scale projects and everyday household needs is part of their broader vision to support clients through the whole life of their property.
The general contracting services are categorized by project size, offering clients an understanding of anticipated budget and timeline for various scopes of work, ranging from Small Projects (e.g., hanging artwork, fixture installs) to large-scale General Contractor projects, including new construction of a primary residence or major full property renovations. This structured approach helps manage expectations for the complex nature of construction and home improvement.
Hay Runner’s integrated services are designed to cater to a diverse client base in Maine, including homeowners, businesses, real estate buyers, sellers, investors, and property managers. For investors and buyers, they offer feasibility analysis alongside transactional aspects to ensure informed decisions. For existing homeowners, they are positioned as a trusted partner for all improvement and general contracting needs.
They are a Portland, Maine-based firm with a second location in Rockport, extending their service reach across Greater Portland, Southern Maine, and the Midcoast region. This local presence underscores their commitment to serving the construction and real estate needs of the Maine community.

Features / Highlights
Hay Runner highlights several unique aspects of their business model that are intended to benefit Maine property owners:
- Integrated Design-Build Model: They bring architecture, construction, and real estate expertise together under one roof, providing a single, unified team for the entire project timeline from concept to completion.
- Holistic Property Lifecycle Support: The company is designed to support the entire journey of property ownership, including acquisition, design, building, maintenance, and selling, reducing the need for clients to manage multiple, disparate vendors.
- Focus on Maine’s Diverse Housing Stock: They have experience working with both contemporary, green building methods and the complex challenges of renovating Maine’s extensive, older housing stock, including historic structures.
- “Small Jobs” Service: They offer dedicated resources for home repairs and maintenance tasks, recognizing that not all property needs are large-scale renovations.
- Concierge Services: Unique add-on services, such as concierge and personal assistant help, are available to further support busy clients with day-to-day property-related tasks.
- Commitment to Communication: They emphasize transparency and constant communication, providing clients with a Project Map to outline the workflow and guiding them through estimates and construction progress.
- Time and Materials Pricing Model: For many projects, particularly those with uncertain or evolving scopes, the company charges based on time and materials. While offering flexibility to adapt to changes and new insights, potential clients should note that this structure provides less upfront cost certainty than fixed-fee contracts, requiring active client participation to monitor the budget.

What is worth choosing
For local users in Maine, Hay Runner is worth considering due to their unique position as an all-in-one real estate, architecture, and general contracting firm. The core value proposition is the simplification of the typically messy and disjointed process of property ownership and improvement. Instead of juggling a realtor, an architect, a separate general contractor, and various specialized trades, you work with one integrated team. This can be especially appealing for homeowners undertaking complex projects, such as extensive renovations or custom new builds, where coordination and communication across different stages are critical for success.
Their expertise is specifically tailored to the local environment, with experience in both custom, high-end residential projects and the necessary restorations for Maine’s older homes. The provision of small-scale repair and handyman services, alongside large-scale construction, also positions them as a comprehensive long-term partner for property maintenance, not just a one-off contractor.
However, potential clients considering major, long-term work, such as a full structural remodel, should be prepared for the reality of their business model, which often utilizes a time and materials (T&M) pricing structure rather than a fixed project price. While T&M offers flexibility for projects where the scope may evolve, it also means the final cost is not predetermined, requiring a high degree of financial trust and active engagement from the client to manage cost uncertainty. For those who prioritize budget predictability above all else and have a clearly defined project scope from day one, it is a point to discuss in detail during the initial project understanding phase to ensure alignment on budget, timeline, and communication expectations, which the company stresses as central to its process.

★ 5★ 4★ 3★ 2★ 1I’ve spent around $7,500 with Hay Runner over the past few years—glad to pay a bit of a premium for convenience and service. Scott is solid and does good work. Unfortunately, when I submitted a request for a small window project recently, I was completely ignored for three weeks. I followed up by phone several times before I was told I’d need to pay $195 just for someone to visit the site—even as a standing customer.I understand charging for time, but it was disappointing to get zero follow-up until I chased it, and then to be quoted what felt like a brush-off fee for a basic consultation. If this is how long-time customers are treated, I can’t recommend them anymore.
May 21, 2025 · Crow Jonah NorlanderAfter working with them nearly two years, they dropped the ball during the most critical time of our home and structural remodeling project. To be fair, the owner did offer to meet with us again about the issues but after so many problems we just chose to cut our loses and manage the major phase of the work ourselves before looking for a new contractor, which is what we've done. Our project manager was typically M.I.A., not at all tuned-in to are needs or concerns and also doubled at the company architect, so project management wasn't their forte to begin with. We spent months begging for a breakdown of timeline, a project plan, costs, but nothing like that, after all that time, was ever provided. The company also charges time and materials and shies away from project pricing, and they are exorbitantly expensive. Invoices flooded in every week. We always paid but had a lot of issues with wrong or erroneous charges. We were in the midst of a $300,000+ remodel and communication from them just broke down completely and we felt abandoned at the most critical time. They were nowhere to be found when needed. What we needed was to put our body of work into the hands of a qualified contracting company who would guide and manage the process, soup to nuts. What we got was a company that, most days felt aloof, absent and poorly organized. Hate not being able to recommend them but if you have a major work, or even a lot of smaller projects, they aren't quite ready for prime time.
Jan 08, 2024 · J NExcellent experience! A handyman was available within a week of my request and he did excellent work. Although there is a $50 dispatch fee, they are willing to tackle small jobs. I would definitely recommend their services.
Sep 30, 2023 · Mary FahrenbachLiterally waited over half a year for an estimate that came in more than 3x the initial budget range we discussed. Rip off and a total waste of time!
Mar 12, 2025 · Lauren JohnsonAfter many dropped communications and false promises with other contractors for electrical work, Hay Runner came through for us with responsive communication and prompt, professional service. They did an excellent job and finally having a reliable contractor on hand for projects as they arise is a relief.
