Flood Flaps Introduce
Introduction / Overview
For homeowners and commercial property owners in South Carolina, particularly along the vulnerable coastal regions like the Grand Strand, the threat of flooding is a persistent and costly concern. Dealing with rising water isn't just about the damage itself; it's also about regulatory compliance and the substantial annual expense of flood insurance. This is where Flood Flaps, a specialized contractor operating out of Myrtle Beach, provides a critical solution.
Flood Flaps is dedicated to engineering and supplying automatic foundation flood vents that are fully compliant with the requirements of the Federal Emergency Management Agency (FEMA) and the National Flood Insurance Program (NFIP). Their primary "point of interest" is not a physical retail store, but rather a hub for a specialized product line that addresses the significant hazard of hydrostatic water pressure on building foundations during a flood event. The patented design of the Flood Flaps aims to automatically allow flood waters to enter and exit enclosed areas, such as crawl spaces and garages, equalizing the water pressure on both sides of the wall. This equalization is vital because an imbalance in hydrostatic pressure is a leading cause of structural damage and possible foundation collapse.
As a provider of an Engineered Flood Opening solution evaluated by the International Code Council's Evaluation Service (ICC-ES), Flood Flaps offers a reliable pathway to meet stringent building code requirements in flood hazard areas. Their products are designed to be an affordable, simple, and highly effective way to protect a structure, potentially leading to a substantial reduction in yearly flood insurance premiums—a benefit that resonates deeply with every property owner in the Palmetto State’s floodplains.

Services Offered
Flood Flaps specializes in a singular, high-value product line—automatic, engineered flood vents—but offers several distinct models and supporting services tailored to various residential and commercial applications in flood-prone areas.
- FEMA-Compliant Automatic Flood Vents: Supplying hydrostatically activated vents that automatically open under water pressure to equalize forces and prevent foundation collapse.
- Sealed Series Models (FFWF): These air-tight models include two rubber flaps that seal the vent in non-flood situations, making them perfect for conditioned areas, sealed crawl spaces, and encapsulated crawlspaces. They contribute to energy efficiency and help control temperature and humidity, which discourages mold, fungus, and mildew growth.
- Multi-Purpose Series Models (FFNF): These vents omit the rubber flaps, providing a cost-effective solution for crawlspaces that require natural air ventilation while still offering flood relief. They have metal screens to keep out small animals and vermin.
- Coverage Certification: Providing products that are ICC-ES evaluated to cover a substantial area, specifically 220 square feet of enclosed area per vent, a key factor often debated by building inspectors.
- Custom Configuration Solutions: Offering products that can be stacked vertically or grouped horizontally to fit the dimensions of most existing openings in new construction or retro-fit applications, including overhead garage door models and fire damper kits.
- Technical Compliance Support: Offering homeowners and contractors the necessary technical documentation, such as the FEMA certification and ICC-ES evaluation report (ESR-3560), to successfully navigate local inspection and insurance requirements.
- Consultation: Assisting customers in determining the proper number and placement of vents required to meet NFIP and local building codes for flood protection, which is crucial for reducing flood insurance premiums.
Features / Highlights
The features of Flood Flaps products and services directly translate into tangible benefits for South Carolina property owners located in special flood hazard areas.
- Exceptional Flood Coverage Area: Flood Flaps boasts an impressive certification, with each vent unit rated to cover 220 square feet of enclosed area. This is a crucial "engineered opening" detail that can minimize the total number of vents required, simplifying installation and aesthetics.
- Potential for Significant Flood Insurance Savings: Installing engineered flood vents like Flood Flaps can dramatically alter a property’s flood risk rating, with customers reporting reductions in their annual flood insurance premiums from thousands of dollars to just hundreds. This financial incentive is one of the most powerful reasons to install the product.
- Energy Efficiency for Conditioned Spaces: The Sealed Series models are specifically designed to be energy efficient and air-tight, complying with the 2015 International Energy Conservation Code. This means property owners can seal and insulate crawlspaces and garages for climate control without sacrificing flood compliance.
- Durable, Maintenance-Free Construction: Unlike metal alternatives that can rust in harsh coastal climates, Flood Flaps are constructed of durable, UV-enhanced ABS plastic. The design is explicitly maintenance-free, requiring "No rinsing, lubricating, or other cleaning," ensuring long-term reliability and minimal effort for the homeowner.
- Hydrostatic Pressure Relief: The core function of the product is to equalize water pressure quickly by disengaging the grill/flaps when rising flood water contacts the vent. This function is essential in preventing the catastrophic failure of foundation walls.
- Ease of Retro-Fit Installation: Flood Flaps are designed to be easily retrofitted into the foundations of existing buildings, often replacing traditional air vents, making them a practical solution for older homes across the South Carolina coast.

What is Worth Choosing
For any South Carolina property located in a designated floodplain, choosing Flood Flaps is a decision rooted in both structural protection and long-term financial wisdom. What is truly worth choosing is the dual benefit of proven safety and significant cost reduction. As one customer testimonial attests, simply having the correct FEMA certification from the Flood Flaps website was enough to satisfy a skeptical inspector and led to a phenomenal reduction in flood insurance from over $3,000 to just over $500 annually. This dramatic reduction in premium costs often pays for the installation of the vents within the first year or two.
The company’s focus on producing an ICC-ES certified, engineered solution is paramount. In a region where building codes and insurance requirements are strictly enforced, having a product that is unequivocally compliant removes a major source of stress and uncertainty during construction, renovation, or a simple property survey. Furthermore, the availability of the Sealed Series provides an advantage for modern homes with encapsulated crawl spaces, allowing for an energy-efficient, conditioned crawl space environment that still meets flood code—a critical feature for controlling moisture, humidity, and preventing long-term structural issues that often plague coastal South Carolina homes. By choosing Flood Flaps, property owners invest not only in the literal foundation of their building but also in a more secure and affordable financial future.

Flood Flaps Reviews
They never answer the phone or reply to emails. Vents quality is poor. One of my vents was found broken inside the garage. It has no hinges, is just a piece of plastic that will eventually wear down. I tried several times to contact them because I wanted to use their warranty since I found the flap broken as I said, but they never replied.
Aug 10, 2025 · Camilo MorenoI bought 7 of the vents that have two flaps to reduce air flow. We installed them in a ground floor that we converted from living space to storage (FEMA first floor abandonment) . The inspector originally said I didn't have enough square inches of opening for the square footage they were providing relief for. Once I downloaded the FEMA certification from the Flood Flaps website he backed down and signed off on the inspection. Additionally I ended up needing only 6 and easily got a refund on the unused vent. After moving my living area up and installing these vents my flood insurance has gone from $3k+ year to just over $500. Thanks
